Steps on Purchasing a Home

Decide if you are ready to buy a home:

  3. Get pre-approved and underwritten for a mortgage

  5. Begin the home search

  6. Make an offer on a house

Understanding the Current Market

One of the most important things sellers need to understand is that buyers determine the value of your home. Today’s buyers are very well educated on the current real estate market. Buyers will compare your home and your asking price to similar homes in your area. This is why it is extremely important that your house is priced correctly for today’s marketplace. The price you set will determine the difference between a home siting on the market for months versus a home selling within a few days. The first step in determining the right price is to first schedule your seller’s consultation to discuss wants and needs and to do a full walk through of your home. In our consultation, we will discuss the following:

Location: What are the highlighted advantages of your home? Look at the area and neighborhood your home is located in. Is there anything that stands out schools, local restaurants and shops, public transportation, access to major highways, etc.?

Home Features: Does your house have features that set it apart from other house in the area such as a view, garage, porch, updated kitchen and bathrooms, well maintained yard space, etc.

Age: Potential buyers will want to know the age of plumbing, furnace, roof, appliances, etc. If anything has been added or updated this could add value and set your home apart from other homes in the area.

Current Market: Is today’s market a Buyer’s Market or a Sell’s Market? A Buyer’s market is when supply exceeds demand of home. Sellers compete to attract potential buyers. A Seller’s market means there is more demand for homes than there is supply.

Time Frame: How long do you have to sell your home? What was the average time on the market for a comparable home? Can you wait while a Buyer arranges for financing? Does the purchase of another home depend on the sale of your current home?

 

Pricing

In our consultation, I will share with you the latest real estate market trends to determine the listing price, sales range in your area, recent comparable home sale, and comparable homes currently for sale in your neighborhood.  Pricing your home is perhaps the most crucial factor in making a sale. If the price is set too low, you could lose thousands of dollars. If the price is too high you could discourage potential qualified buyers and risk your home sitting on the market for months. As your Realtor I am here to advise, negotiate on your behalf and get you the most money for your home.

Marketing Your Home

The importance of positioning your home so it stands out from the crowd has been proven over time. There is a buyer for every home and people need to feel motivate in order to purchase a product or asset. Due to new and evolving technology; we are able to capture buyers by marketing and advertising through many platforms to maximize the amount of exposure. In today’s market, buyers are using multiple media tools to search for their dream home. This is why it is crucial that buyers are able to find your home and be notified that it is currently for sale. In our first consultation meeting, I will share in detail my exclusive Marketing Strategy which will help get your house sold quickly and for the most money.

Home Staging

Home Staging has become very popular over the years. I am a certified home stager; which means I can look at a property through “Buyer Eyes” and provide recommendations on how to present a space and make it more appealing in what buyers are looking for. My recommendations can help a buyer envision themselves in the space as it remains depersonalized. It can help your home stand out from the competition and potentially get higher offers. I work with a team of stagers and we offer full range of staging services for each of our listings, from a single room design to a complete makeover.
